What the tribunal said
The landlord served a notice proposing a new rent of £1600 pcm in place of the passing rent of £1300 pcm. The tribunal determined the market rent at £1400 pcm, excluding council tax and utility costs. No deductions were made as there were no specific major defects, and the application to delay the effective date on grounds of undue hardship was rejected due to lack of evidence.
