What the tribunal said
The tribunal assessed the market rent for the property in good order at £1,200 per calendar month. It allowed a deduction of £150 per calendar month to reflect the presence of electrical storage heating instead of central heating, along with worn carpets and white goods, arriving at a final determined rent of £1,050 per calendar month.
The property
The property is an upper floor flat in a three-storey 1990s block with double glazing and electrical storage heaters. Minor historical defects had been resolved by the landlord, but carpets and white goods were worn and there is no central heating.
