What the tribunal said

The tribunal estimated the open market rent for the property in modernised condition with landlord-provided white goods at £1000 per month. A total deduction of £300 per month was made to reflect the poor property condition, basic kitchen and bathroom fittings, and lack of white goods provided by the landlord, resulting in a market rent of £700 per month.

The property

Maisonette in poor internal and external condition with damp and black mould throughout. Double glazing has blown seals, bathroom window handle is broken, living room window cannot fully close, and living room radiator is non-functional. Kitchen is basic with missing splashback tiles, a cracked lintel, and missing oven knob. Bathroom suite is dated and worn. Plaster in ground floor lobby shot from rising damp. White goods belong to tenant.
