What the tribunal said
The Tribunal examined comparable properties over commercial premises in the area. A deduction of 20% (£260) was made from achievable market rent levels to account for the property's lack of modern features, lack of parking or private outdoor space, poor internal layout, shared access issues, and uncompleted internal making good/redecoration following Improvement Notice works.
The property
Maisonette over commercial premises built circa 1900. Unfurnished, with landlord floor coverings and integrated oven/hob. Works required under a council Improvement Notice (windows, damp treatment, kitchen extractor) were satisfied, but the landlord left internal water damage un-repaired. The property has shared access congested with bins and potential courtyard security concerns, plus a poor layout with bathroom off the kitchen/diner.
