What the tribunal said
The tribunal assessed the unblemished market rent for a comparable two-bedroom flat in the area at £1,450 per month based on its expert knowledge and evidence of local lettings. It considered the tenant's complaints regarding hallway floor damage and historical disrepair, concluding they did not materially impact the rental value at the valuation date, and determined the market rent at £1,410 per month.
The property
Hallway laminate flooring is buckled and warped due to a previous flood, with mould beneath it. Previous disrepair including kitchen and living area mould and heating failure were found to be historical and resolved or not affecting open market rent.
