What the tribunal said
The tribunal assessed the unadjusted market rent for comparable three-bedroom houses in the area at £1,550 per month. Deductions of £200 per month were applied to reflect the property's smaller floor area (80 sqm), lack of off-street parking, dated basic kitchen with defective appliances, water damage from a bathroom leak, unfenced garden, and safety hazards regarding garden steps and patio door. Effective date was aligned with the decision date due to undue hardship.
The property
Property is a 1950s semi-detached house. Fair condition externally with unpainted/redue walls, lack of safety railings on rear steps, cracked non-safety patio glass, drop to garden, and unfenced rear garden. Kitchen is basic, dated, with non-working hob, ignition, electric oven, and non-working filter hood. Leak from upper bathroom caused water damage around boiler area. Carpets tired. Unrestricted street parking only.
