What the tribunal said
The Tribunal set an unadjusted market rent of £1,075 per month based on general local market knowledge and comparable properties, then deducted £25 per month to account for dirty windows that could not be opened.
The property
The tenant noted that windows had not been cleaned and larger lounge and bedroom windows could not be opened, leading to reduced ventilation and condensation mould in the bathroom.
