What the tribunal said
The tribunal assessed the market rent for the property in good tenantable condition at £1,450 per month. Adjustments were made for tenant-provided white goods (£28) and tenant decorating liability (£72), bringing the rent to £1,350 per month. Due to tenant hardship, the effective date was set to the decision date instead of the notice date.
The property
Property is a new-build semi-detached house. The tenant replaced carpets with laminate in the living room, replaced landing carpets, re-tiled the bathroom, made garden improvements, added garage shelving, and provided furniture and white goods.
