What the tribunal said

The Tribunal determined that the market rent in good tenantable condition would be £1,325 per month. Deductions totalling £125 per month were made to reflect property condition issues (£100 per month for worn carpets, kitchen refurbishment, damaged window, fence/shed, wall cracks, and handrail/balustrade) and tenant-provided white goods (£25 per month), resulting in a final determined rent of £1,200 per month.
